S.S.E facing 3 bedroom/3 bathroom, 28ft solar heated pool with larger than average deck overlooking freshwater canal in quiet residential area with good local amenities.
Location Description
Our Villa faces S.S.E and is situated overlooking a freshwater canal with excellent fishing (fishing tackle provided free of charge) in Rotonda West on the S.W Gulf Coast of Florida in a quiet residential area.Rotonda has a newly developed recreational park with barbeque and toilet facilities and walking and cycle paths. Very good local amenities and beautiful beaches. Englewood Beach, a short drive, has full family amenities. There are 7 golf courses within 5 miles and numerous restaurants and bars.

Living Area
A large open plan Great Room overlooks and leads out directly to the pool area and has a three seater and a two seater settee with side tables and lamps etc. A console unit houses a T.V., DVD and CD Player. A tasteful selection of pictures, decorative ornaments and floral arrangements completes the room.
Kitchen
A walk through kitchen with small breakfast bar and stools has a cooker, microwave fridge/freezer, dishwasher and a full array of small appliances and is fully equipped for family use. At one end there is a breakfast nook with a table and chairs. The other end of the kitchen leads to the laundry room with washer and dryer from which you enter a remote controlled double garage.
Dining Area
The open plan arrangement has ample room for a dining table and 6 chairs at the front end of the room.
Bedrooms
The large master bedroom with a queen sized bed and T.V and a walk in wardrobe, the roomy en-suite bathroom has a walk in shower. This room has sliding glass doors leading to the pool deck. Bedroom 2 has a queen sized bed and an en-suite shower room with a door leading out to the pool deck. Bedroom 3 has twin beds and an adjoining family bathroom with a bath and overhead shower. All linens and towels are provided.
Pool Deck Area
Larger than average screened pool deck has a kidney shaped 28ft solar heated pool with 4 loungers, a covered lanai with table and 6 chairs and a gas barbeque. Pool/beach towels are provided.

An comprehensive area information booklet is available in the Villa.
Free local amenities within a short drive offer floodlit tennis courts close to Englewood library and a new sports complex on San Casa which include a sports field, skateboard park and swimming pool.
