Location Description

Located just off Interstate 75 exit 220, the development borders the Manatee River and is a short drive from the powdery white beaches of Bradenton, Anna Maria Island and Sarasota. The many attractions are also easily accessible ie Busch Gardens / Adventure Island (40 minutes) and Disney / Orlando (80 minutes). For the shoppers bargains are to be found at the nearby Ellenton Prime Outlets with the more exquisite shops, cafes and fine restaurants at St Armands Circle, Sarasota.

Needless to say, there are numerous golf courses within 10 – 15 minutes drive all of which are of a high standard and incredibly good value. This area is definitely a golfer’s paradise !

Living Area

The villa has full air conditioning / heating, is spacious and airy and features many upgrades.

There is a large central lounge area with fully fitted open kitchen / breakfast area, dining area, den, laundry room (washer & dryer) and 2 car automatic garage.

High grade carpets and tiles have been used throughout.

It features a 35’ wide screened lanai / pool / deck which is ideal for swimming or just lazing around watching the plentiful lakeside wildlife and golfers struggling to tame the tricky 5th hole. Pool heating is available at a very reasonable rate.

The Master Bedroom - A large room overlooking pool / lake / golf course with a Queen Size bed, En-suite bath, separate walk-in shower room and closet with plenty of hanging space. Patio doors lead directly out to pool area.

Bedroom 2 - Another large bedroom overlooking front garden with Double bed and walk-in closet. Next to shared bathroom.

Bedroom 3 - Twin bedded room with separate cupboards off of main lounge area.

Den - Nice open plan den with double sofa / bed overlooking pool / deck. Patio doors lead directly to pool area.

Kitchen

The open plan kitchen is fully
equipped with brand new 4 ring
stove / oven, fridge / freezer with ice dispenser, dishwasher & microwave.
There is an adjoining breakfast area with table.

Dining Area

Dining - you have 3 choices;

Within the screened lanai area poolside is normally favourit and offers great views of the Florida sunsets, the lake wildlife or of golfers trying to tame the tricky 5th hole!

At the breakfast table within the kitchen area.

Alternatively, at the 6 seat dining table within the through lounge / dining area.

Bedrooms

The Master Bedroom - The large Master bedroom has a king size bed, walk in closet, and an en-suite bath with separate shower room & WC. Patio doors lead directly to the pool / lanai area. Wonderful view over lake and 5th hole of Stoneybrook Golf Course.

Bedroom 2, at the front of the house, has a queen size bed, walk in closet & shared bathroom (with Bedroom 3 (a Twin) next door.

Pool Deck Area

The 35’ wide fully screened lanai / pool / deck enclosure ensures ‘bug free’
swimming and / or lazing in the Florida sunshine. The pool itself is 26’ x 13’,
has optional gas heating and is cleaned / treated on a weekly basis by our management company.

Accessible from either the master bedroom, lounge or den, there is a very nice sitting area equipped with 4 loungers and 6 chairs & table in a covered lanai area where the family can relax, eat & drink in the shade. A child safety barrier is also available to stop unsuspecting toddlers getting to the poolside.

Ideal for splashing around with the family or just watching the fascinating wildlife on or around the lake and golfers struggling on the testing 5th hole. Being South / South West facing you are ensured maximum sun coverage …….some of the sunsets are really fabulous.

This particular development is fairly unique in that it has a wide range of its very own facilities ie Fitness Centre, Aerobics Studio, Jr. Olympic Size Communal Pool, Tennis, Baseball / Basketball / Soccer facilities, In-line Skating Rink, Walking / Jogging / Cycling tracks, Canoeing / Boating / Fishing Lake, Childrens Playgrounds, Picnic Areas.
