Location Description
3 bedroom 2 bathroom villa on a PREMIUM plot, with excellent SOUTH FACING pool with views overlooking the 2nd tee of Southern Dunes golf course listed in the top national golf courses. The pool area also has a child safety screen. The villa is open-plan with high vaulted ceilings giving a light and airy feel. There is full air conditioning/heating with ceiling fans in the living room and bedrooms for extra comfort if necessary. The villa has been tastefully furnished to an upgraded standard with many extras to make it feel like a home from home.

Living Area
The LIVING ROOM is luxuriously furnished with 37" cable T.V. and DVD/CD player. There is also a PS2. There are 2 comfortable sofas and an ottoman. One sofa is a queen size bed.
Kitchen
The KITCHEN is fully equipped with a 4 ring stove, oven and microwave oven - perfect for snacks! There is also a dishwasher, fridge freezer with ice maker, and a waste disposal. A blender, electric kettle and coffee maker are provided. A breakfast area with 2 stools is available. Laundry facilities of a washing machine, tumble dryer, iron and ironing board are available in the garage.
Dining Area
The DINING AREA seats 6 people and 2 seats at the breakfast bar, with open plan to the kitchen. A childs high chair is also available in the villa FREE of charge. The dining area looks out onto the swimming pool and patio area, and a child safety alarm has been fitted to the patio door.
Bedrooms
The ENSUITE MASTER BEDROOM is light and airy with a ceiling fan and full A/C. It is fully equipped with a queen size bed and remote 19" cable T.V. There is a clock radio, and a telephone. The bedroom overlooks the pool area with ensuite bathroom, and walk-in wardrobe with access to a FREE SAFE.
The 2nd BEDROOM is also a double with queen size bed, with walk in wardrobes. It is equipped with a ceiling fan, fitted safe and A/C. There is also a 14" cable T.V. and a clock radio. The bedroom overlooks the tasteful front gardens.
The TWIN BEDROOM also has walk in wardrobes, and storage drawers. There is also a child's cot available in the villa FREE of charge.
Games Room
The GAMES ROOM is situated in the garage, and consists of a full size pool table, a junior air hockey table/pool table & foosball, 2 adults bikes, and 3 childrens bikes. There are various flotation aids for the pool. A fan has been fitted for comfort.
Pool Deck Area
The private, screened pool is SOUTH FACING and overlooks the 2nd tee of the golf course. There are extensive beautiful OPEN views and is not overlooked at the rear. There is also a child safety screen around the pool. There is a table, 4 chairs and 2 loungers on the pool/deck area. We've added a retractable sun canopy for those very hot days! There's nothing nicer than sitting on the patio watching the early morning golfers while having your breakfast!
Amenities
SOUTHERN DUNES is a prestigious GATED community with 24 hr. gate control. At the entrance there is a 24/7 WALMART store, and many eating places/take aways are extremely close by. It is approximately 20 minutes drive to Disney World and 40 minutes to Orlando International Airport. Southern Dunes has a Club house serving meals, there are 3 communal swimming pools, and tennis courts. In short, everything you could possibly want to please all members of the family!

RATES: Our villa can be booked for individual nights or complete weeks on any change over day. Our rates are very competitive and are from £420 - £585 per week, depending on season. Pool heating is available at £12 per day.
