Location Description

This superbly equipped house is in immaculate condition and very well equipped. It is set in a third of an acre of landscaped gardens and the house accommodates up to eight people very comfortably. There is full air conditioning with ceiling fans in all rooms… and heating for the very rare occasions you might want it. There is a double garage with electronic opener plus driveway parking. The house is within easy reach of several golf courses, beautiful beaches, charming barrier islands, fishing and boating facilities, great restaurants and shopping. Its is within reach of Florida’s many fabulous tourist attractions and airports, but far enough away to offer a peaceful retreat from the hustle and bustle. Rio Bonito is well suited to adult holidaymakers and less suitable for small children. Sorry but no under-5s for safety reasons. Rotonda is not a soulless holiday development; it is a real community with mainly full-time residents. It is quiet and pretty, with high standards and low levels of crime. Lying half-way between Sarasota and Fort Myers on the beautiful Gulf Coast, Rotonda’s just 90 miles south of Tampa International Airport… about a 90-minute drive down the interstate. The towns and beaches of Englewood, Venice and Port Charlotte are nearby. If you love wildlife, beautiful scenery, clean white beaches, boating, fishing or golf, you will love it here. Wildlife is abundant: Rotonda is a bird sanctuary and you can expect to spot many varieties. Its many miles of waterways – including the river that runs along the bottom of the garden - host alligators, otters, turtles and many fish. You might also spot noctural residents such as raccoons, armadillos and bobcats. It’s peaceful here but, if you fancy visiting somewhere designed for higher-energy thrills, there are plenty of tourist attractions nearby.

Living Area

There is an airy, open-plan living area which includes a smart and comfortable sitting area with cathedral ceilings and two dining areas with access to the kitchen area. The living area has a 42" hi-definition plasma television with a digital recorder, DVD player and full Comcast cable, including all the movies and HDTV channels.

Kitchen

The kitchen is light, modern and well equipped. It has a an oven with ceramic hob, a built-in microwave, a large refrigerator and freezer with ice and water dispenser, twin sinks, waste disposal, kettle, coffee maker, toaster and lots of cooking and dining equipment.

Dining Area

There is a stylish formal dining area with a modern oak table and high-back leather chairs, plus a more informal breakfast area or nook just beyond the kitchen. Each has seating for six.

Bedrooms

There are two master suites, both beautifully furnished with lots of storage space and both with luxurious en-suite bathrooms with jacuzzi-style bath tubs, toilets, twin marble wash basins and walk-in showers. One also has a bidet.

Pool Deck Area

There is a spacious pool deck enclosed in a mesh pool cage to let through the sun and the breeze but keep out pesky bugs. The 30ft - 13ft pool is solar heated and has a spa. (Note: You can book electric pool/spa heating in the cooler months for $100 per week or spa heat only for $50 per week.) There is lots of nice outdoor furniture for lounging and dining and there is a large covered area - the lanai - with lighting and ceiling fans. A large gas barbecue is positioned on hard-standing just outside the pool cage and there is no additional charge for using this.

Tasteful decor and extensively equipped: six televisions with cable service (one with large plasma screen and extra movie channels) of which five have DVD players; three CD players; wireless internet service (bring your enabled laptop) and colour printer; free phone calls within US; all bedding, towels and pool/beach towels provided; laundry facilities; solar heated pool and spa (optional electric pool and/or spa heating); gas barbecue (inc gas); oven, fridge/freezer with icemaker, microwave, dishwasher, toaster and kettle; lots of kitchen and dining ware; much more.

Non-refundable deposit of 10% at the time of booking. Full balance and damage deposit of S400 payable at least four weeks before arrival date. Payment by US$ check, banker's draft, secure credit/debit card transaction via PayPal, or by wire transfer (at customer's expense). No shows with under 48 hours' notice: no refunds. Cancellations from 48 hours' to one week - 50% refund. One to 4 week's notice: 75% refund. Charge for routine clean on guest departure is included in price but refundable deposit of $400 will be held against unreasonable damage to property/contents or excessive cleaning costs.
