Our 3 Bedroom Villa has a central position to the larger than average lake, south facing, a 35ft pool with fountains with sunshine all day long!
Location Description
The villa is easily accessible from the interstate 75, the 301 and the 41. Within easy reach of shops, restaurants, golf courses 3 mins away, banks and post offices. The gulf beaches are approximately 15/20 minutes drive. Sarasota airport 15 minutes drive, Tampa 40 min, The theme parks of Orlando 90 min. Our villa is within a 3 min drive to Perida golf and country club and just a short drive to all other golf courses

Living Area
The large lounge has a two seat sofa and three seat sofa, small tables,telephone and upgraded cable 50" Flat Screen TV. DVD player and a book library with 200 new books. The formal dining area has a dark cherry table and chairs and seats six people, floor to ceiling windows and a stunning view of the lake.
Kitchen
The kitchen is fully equipped with modern
appliances large and small and has a separate nook area which has an extendable table and four chairs. Also a view of the lake and pool.
Appliances include : Cooker, Dishwasher, Freezer, Fridge, Hob, In-Sink Food/Waste
Disposal, Kettle, Microwave, Tumble Dryer, Washing Machine
In the separate utility room are the washing machine and seperate dryer, iron and ironing board.
Dining Area
The formal dining area has a dark
cherry table and chairs and seats six people,a beautiful crystal drop chanderlier above the table, glass display cabinet, plus large bookcase
Bedrooms
2 doubles, 1 twin
The master bedroom has a Large Queen bed ,large
dresser/mirror and two nightstands,2 lamps, T.V /DVD, cream swival chair.The master bedroom leads onto it's own private sitting room with sofa, book libary, games table and hi fi stereo.
The ensuite bathroom leading from the master bedroom with a sliding door for extra privacy.
All BATH, HAND TOWELS AND FACECLOTHES ARE REPLACED NEW EACH YEAR WITH TOP QUALITY "SOFT" CHRISTY ODDESSEY TOWELS
The second bedroom has a Large Queen bed,two nightstands,two lamps,a closet,an armoire with three drawers, this also has another flat screen TV inside.
The third bedroom has twin beds, closet and nightstand,two lamps, also a small table.
Between the second and third bedrooms is the familiy bathroom, there you will find a storage cupboard housing all bath,hand towels and faceclothes and also all the beach towels.
ALL BED LINEN/ COMFORTERS ARE REPLACED NEW EACH YEAR
Pool Deck Area
The pool (which is south facing) is 35ft long and has two decorative water fountains. It is heatable at an extra cost ( during the winter months ) The large covered lanai (with ceiling fan) provides shade and has two tables and six
chairs. Sun loungers are also on the pool deck
also a brand new barbecue (gas grill)

Other Rental Charges Information
Notes to the rental rates:
All rates include: sales/resort taxes,cleaning after departure, electricity,water, free internet and free US/Canadian phonecalls
Although we accept 5 night stays an additional end of stay cleaning fee of £50 would be required
beach chairs/parasols, pool toys are also provided.
Cots / Highchairs can be placed in the villa prior to arrival, a small charge will apply.
If you would like any further information on the villa, please kindly email me.
A deposit of £100.00 ($185) per week of rental is due at the time of booking. Balance required 8 weeks prior to departure. Full payment
is required if booking is made less than 8 weeks prior to departure.
A security deposit of £250.00 ($454) is required and this will be
fully refundable after your return date providing no damage has been sustained.
Payment accepted in UK Sterling and American Dollars
only.
Pool heating is an additional cost of £80 ($140) (recommended from November through to April/May )
Long term renters are welcome -
BABY / TODDLER COTS AND HIGH CHAIRS CAN BE RENTED AT A SMALL FEE
