Location Description
Our beautiful 5 bedroom, 3 ½ bathroom 2 storey villa with large private screened pool and spa, is situated in the exclusive “Village at Tuscan Ridge”.
The air conditioned villa is bright and spacious accommodating up to 10 people plus baby/toddler with 3000 square feet of living space including 2 master suites, a family room, reading room and fantastic games room.
Tuscan Ridge is a peaceful and small completed sub division with no construction work, which offers easy access to Interstate 4, the gateway to all major attractions. I4 is just 3 minutes away for easy access to Universal, Seaworld, Wet and Wild and all the shopping on International Drive. Publix, the local supermarket, is 2 minutes away - so all your essentials are very close by.
It is the perfect location to base the holiday of a lifetime and access to all the Walt Disney theme parks is about 10 minutes away. Close to Tuscan Ridge along US Highway 27 there are many restaurants and shops whilst less than 10 minutes away there is a huge Walmart.
A perfect location for golf as within 10 minutes of the property there are 4 great golf clubs boasting some of the best courses in the region.
If you want to travel a little further afield there are an almost endess supply of wonderful golfing facilities.

Living Area
Set over two floors with two air conditioning units (one upstairs and one downstairs), on the tiled ground floor you will find:
Family Room. A large bright room with doors leading out onto the pool area. (All doors to the pool area have child safety alarms). Remember to switch on the ceiling fan when you sit on the beautiful leather suite to relax or watch the 53 inch HD TV with over 250 channels. Enjoy either the cable TV or a DVD from the selection provided - a perfect room to relax in after a day in the parks, shopping or golfing.
Leading off the family room is the Kitchen which is fully equipped with everything you could ever need and more. This includes a large fridge/freezer with icemaker, microwave, dishwasher, electric kettle, coffee perculator and toaster. There is plenty of crockery and cutlery even some specifically for the children both inside and out. The Nook area provides two breakfast bar stools and a table and chairs overlooking the pool. Ideal at breakfast time or for a quick snack. We also have a highchair available for the very young ones.
Working backwards through the arch you will find the Dining Room. There is a large table and chairs that seats 6 comfortably which is ideal for formal dining or entertaining.
Adjacent to the dining room is the Reading Room. This large private area is wonderful to relax in. Sit down in your own space and read a book or listen to some music on the hi-fi system. A selection of CD’s, books and board games are available. It’s a great place to have some ‘you’ time away from the children. We specifically don’t have a TV in this room, it would detract from the atmosphere. The doors lead out to the covered lanai.
Additionally downstairs you will find a Utility Room with washer, dryer, iron and ironing board and a downstairs ½ bathroom with WC and sink. Don’t worry about getting carpets wet if one of your young ones needs the bathroom! We don’t have any in the communal area’s as it’s beautifully tiled wall to wall.
We have converted the garage into a fully equipped Games Room. This is not full of cheap rubbish that will break with regular use. Or something we have put together on a shoestring budget. There is an 8ft slate bed super quality pool table, a 55inch foosball table, an electronic basketball machine and an electronic dartboard. This room was designed with kids (and big kids) in mind. If its raining, yes it does rain in Orlando sometimes, it’s a great place to go to while away a few hours, but be careful, it becomes seriously addictive!

There is a separate area with large table and chairs that seats 6 comfortably - ideal for formal dining or entertaining.
Bedrooms
The spacious hall leads off to the Master Bedroom. The room has a King bed, 28inch cable TV, DVD player, ceiling fan, a large walk in Closet and a huge En Suite Bathroom with large shower, garden bath, his and hers vanity, hairdryer and WC. There are also doors directly out to the covered lanai. We also have a cot available for very small children.
From the ground floor go upstairs to find:
Master Bedroom 2 with a Queen bed, ceiling fan, 27inch cable TV and a DVD player. It also enjoys an EnSuite Shower Room with hairdryer.
Bedrooms 3 has a furthern double bed and has Cable TV.
Bedroom 4 is the Jungle Room with twin beds, Cable TV and Playstation 2 with games.
Bedroom 5 is the Mickeys Mouse Room with Cable TV, toy chest, books and dressing up clothes.
Bedrooms 3, 4 and 5 share the Family Bathroom with a shower over the bath and a hairdryer.
As you would expect all bedding is provided. There are plenty of towels supplied, not only for the bathrooms, but also large beach towels for use around the pool and spa.
Games Room
We have converted the garage into a fully equipped Games Room. There is an 8ft slate bed super quality pool table, a 55inch foosball table, an electronic basketball machine and an electronic dartboard. There are 6 tennis rackets and balls for use at the tennis court just 2 minutes walk away. We even have cable TV in there.
Pool Deck Area
One of the most important area's of any villa is the pool. Our oversized pool and extended deck has ample room for fun. The spa can refresh those aching limbs after walking around the theme parks, whilst pool heating is available at a small extra charge.
Set in a peaceful location, there are no near rear neighbours which give the pool area a great deal of privacy (which we think is really important when you have a rest days). There are many sun beds and even an outdoor dining area with a ceiling fan.
We have an electric BBQ for safety and Alfresco dining.
