Beachwalk Isles is a small and select, private gated, established community built (about 9 years ago) around three lakes and perfectly located approximately five minutes' drive to either the unspoilt islands of Sanibel/Captiva or to the extensive white sands of the popular resort of Ft Myers Beach.
Recreational activities abound for those who prefer not to spend their entire holiday relaxing by the private (electrically heated) pool or on mile upon mile of glorious white sandy beaches. Superb golf courses are all around (as well as several mini golf courses for the less serious golfer), sea fishing, boat hire (in addition to organised dolphin spotting and sunset trips). There is also a service from Ft Myers by boat to Key West. Various factory outlets and general shopping Malls are close by for those who enjoy a little "retail therapy".
The Everglades and elegant Naples are a short drive south - to join a boat trip from Naples passing the luxury homes of the wealthy is a relaxing way to spend an hour or so.
The villa is just a couple of minutes' drive from several supermarkets and there is a huge variety restaurants close by.
South West Florida is an ideal year round holiday destination with winter temperatures consistently warmer than in central and northern Florida.
There is an international airport at Ft Myers (also Tampa, appox 2.5hrs drive, Miami 3hrs, and Orlando 4rs drive).

Living Area
Spacious living room with formal dining area and comfortable sitting area (flat screen TV / DVD /VCR / Hi-Fi and modem for high-speed internet access) which leads to the screened lanai and south-facing pool deck, with the lake beyond.
Internet access is provided free for guests.
Kitchen
Good size kitchen (with breakfast nook) is well equipped with dishwasher, ceramic hob cooker, built-in microwave and ice-making fridge / freezer
•Laundry room with washer and dryer.
Bedrooms
Master suite (with flat screen TV) has a queen size bed with luxury "pillow-top" mattress, walk-in closet and direct access to the pool deck for those early morning swims. The en-suite bathroom has a vanity unit with two inset basins, together with a garden tub plus shower.
• Two further bedrooms - one room has queen size bed with "pillow-top" mattress and the other with twin beds, share the family bathroom. There are TVs in both bedrooms.
Pool Deck Area
Screened lanai, pool and enlarged sun deck with lake views (pool can be electrically heated when required). The sunny south-facing pool deck has a shady lanai with a ceiling fan, and is perfect for spotting herons, osprey and anhingas, amongst other visitors to the lake. There are sunloungers and a dining table seating 6 for alfresco meals.
In accordance with Florida law, the pool is protected with electronic alarms on the windows/doors opening onto the pool deck.
Amenities
Full air-conditioning/central heating, and ceiling fans in the living room and all bedrooms.
The villa will be prepared prior to your arrival by our local agents, who are also on hand to deal with any queries or emergencies during your stay.
Double garage with electronically operated door.
No smoking or pets

Other Rental Charges Information
Flexible changeover day, dependent on existing bookings
Completed booking form together with an initial deposit of £100 per week required when reserving the villa, with the balance of payment due 8 weeks prior to the holiday. Payment by Sterling or US dollar cheques or by PayPal account (which may incur a service charge)
Discounts for couples staying two weeks or more, and for extended stays.
Minimum booking for Christmas and New Year is 2 weeks at our Premium Season rate of £650 per week
