Located just off Interstate 75 exit 220, River Strand borders the Manatee River and is a short drive from the powdery white beaches of Bradenton, Anna Maria Island and Sarasota. The many attractions are also easily accessible ie Busch Gardens / Adventure Island (40 minutes) and Disney / Orlando (80 minutes). For the shoppers bargains are to be found at the nearby Ellenton Prime Outlets with the more exquisite shops, cafes and fine restaurants at St Armands Circle, Sarasota.

Living Area

The home has full air conditioning / heating , is spacious and airy.

Downstairs, there is a large central lounge area with fuly fitted & equipped kitchen / breakfast area. The lounge has comfortable sofas & a wall mounted flat screen 32" TV / DVD.

Kitchen

The open plan kitchen is fully equipped with a 4 ring stove / oven / fridge / freezer with ice dispenser, microwave and dishwasher.

All utensils are provided.

A seperate utility room with its own storage area, washer & dryer facilities leads to the 2 car garage.

Dining Area

There are 2 choices for dining;

Outside within the screened lanai area there is a large dining table with 8 chairs

Inside, there is a raised dining table with 8 chairs / stools

Bedrooms

Upstairs, there are 4 good sized bedrooms and 2 beautifully equipped bathrooms.

The Master Bedroom - A large room with its own screened 20’ x 8’wooden balcony overlooking pool and preserve with a King Size bed, En-suite bath, separate WC and walk-in shower room and cupboards with plenty of hanging space.

Bedroom 2 - A large bedroom overlooking the rear preserve area with Queen size bed and walk in cupboards.

Bedrooms 3 & 4 good sized bedrooms with twin beds and walk in cupboards in each.

Downstairs, the 5th bedroom features a Queen size bed, walk in cupboards with bathroom / shower next door.

Games Room

The games room / front lounge is well positioned and features a pool table, sitting / reading area.

Books / games / puzzles are provided.

Pool Deck Area

The 47’ wide fully screened lanai / pool / deck enclosure ensures ‘bug free’ swimming and / or lazing in the Florida sunshine and looks out on to unspoilt ‘Preserve’ land adjoining the Manatee River.

The pool itself is 28’ x 14’, has optional electric heating and is cleaned / treated on a weekly basis by our Management Company. There is a 6’ spa / hot tub to relax those aching muscles!

It features a very large patio area equipped with 6 loungers and 8 chairs & table in a covered lanai area where you can relax, eat & drink in the shade. Pool ‘toys’ (rings, balls etc) are also provided. There is a child safety barrier to stop unsuspecting toddlers getting to the poolside.

Bar B Q’s can be arranged with the Management Company for a small fee

Other Rental Charges Information

Price includes;

Local taxes, water, electricity, unlimited telphone cals within the US / Canada, broadband internet access and cleaning after departure.

Optional pool / spa heating is available at £50 ($100) / week

A deposit of £200 ($400) / week is required to confirm bookings.

Cots, cribs, high chairs can be made available via the Management Company for a small fee payable direct.

Temporary membership of River Strand Golf & Country Club can be made available (on request / normally min 30 days) for a 1-off $150 fee payable direct (covers 2 adults / dependent children of same family)
