Location Description

The homes on Kokomo Bay are built around the multi-million dollar Southern Dunes championship golf course. This on-site 18 hole course is regarded as one of Orlando's premier golf courses and has received national recognition.

Southern Dunes is located in Polk county, south west of Walt Disney world on highway 27 and just a few miles from both the US 192 and the Interstate 4.

For those who enjoy a more active holiday, apart from the obvious golfing advantages (you will be entitled to discounted playing rates), Walt Disney world can be reached in just 20 minutes, and the majority of the main attractions such as Universal, Seaworld, and international drive in around 30 minutes, while within walking distance you'll have the full use of the 2 club houses and their wide range of facilities including a full size communal pool, fully equipped gym, children's play area, tennis courts and fishing lake, as well as a superb restaurant and bar. Apart from the Southern Dunes golf course on your doorstep, there are several quality golf courses nearby which cater for every level of golfer including Highlands Reserve, Ridgewood Lakes and Championsgate, and a further 20 more within a 20 mile radius.

Living Area

In the very center of the villa is a large open plan seating area called the living room. It has a high vaulted cathedral ceiling giving it a very light and spacious feel. Many of the other rooms lead directly from here so it really is the central hub of the home.

It contains two luxurious sofas (one of which can easily be pulled out and converted into a queen sized bed) and plenty of table space.

To help keep everyone entertained there is a 28" screen cable Television with cable TV, DVD and video players and a CD player. An added bonus for the children includes a selection of board games, a Playstation 2, and in the garage is a football table. If you fancy escaping the sunshine for a while, it is the ideal place to come curl up and relax with a good book.

Patio doors and a large window give you a great view out over the pool and golf course.

Kitchen

The large modern fully fitted kitchen comes complete with every modern convenience, including a cooker, microwave, American style fridge/freezer/ice machine, dishwasher, toaster, kettle and coffee machine. The only thing you need to provide is the food!

There is seating for two at the large breakfast counter and a telephone from which all calls are FREE, so no excuses not to call the folks back home and tell them what a wonderful time everyone is having!

Laundry Area

Should you wish to do any laundry, we have a high capacity washing machine, tumble drier, iron and ironing board located in the garage which has internal access from the villa.

Dining Area

Located conveniently between the living room and the kitchen is the dining area. This area contains a large table and 6 chairs and is ideal for both formal and casual meals. A further 2 stools are situated at the breakfast bar.

A large set of patio doors give direct access to the pool deck as well as providing a great view out over the pool area and golf course beyond.

Bedrooms

The villa contains three large tastefully furnished bedrooms, a queen sized sofa bed in the Living room and a cot, allowing up to 8 adults and a baby to sleep comfortably. All three bedrooms have their own television with cable TV and a DVD player.

Master Suite

Located at the rear of the villa, the Master Suite has a large Queen sized bed and a en-suite bathroom complete with a bath/shower unit.

Additional luxuries include a clock radio and a hairdryer. Storage space is no problem with a large walk-in closet. As a final touch of elegance there is a large window offering a great view of the pool area and the golf course beyond.

Bedroom three can be found at the front of the villa and has a large window allowing lots of natural light in, while bedroom two (picture on right) is located in the next room along. Bedroom two has a double sized bed and bedroom three has two single beds. Each bedroom has a large built-in closet and drawers, as well as a clock radio. A second bathroom is located in the same hallway as these bedrooms.

All the bedding is provided and the beds are made with clean bedding before your arrival. Extra bedding is provided should you need it. The villa has air-conditioning throughout, so will remain at a consistent cool temperature that will make you feel comfortable even if the temperatures are on the up and up outside, and will also help towards giving you a good nights sleep.

Games Room

For your added enjoyment we have converted the garage into a fun games room for all the family.

The main item is a games table which can be converted into a snooker table, air hockey, table tennis or table football.

There is an electronic darts board with a automated scoring system, and a number of board games.

The villa has internal access to the Games room.

Pool Deck Area

The luxurious 26 foot x 12 foot private pool is surrounded by a large extended patio. This area backs onto the fairway of the third hole of the southern dunes golf course offering some truly fabulous views and a high level of privacy as it is not overlooked by other villas.

This area is furnished with a table, chairs and sun loungers, allowing you to both lie back and soak up the sunshine or enjoy a little lunch and a cool glass of wine.

The pool can be heated for an additional charge (recommended for October to March). The pool deck is fully screened which helps to keep the pool clean and the wildlife out, and it does not affect your tan in any way. The pool is serviced weekly so you can be sure it is clean and safe to swim in. For peace of mind should young children be staying at the villa, there is a pool safety fence which takes just a couple of minutes to put in place.
